What a HELOC Is and How It Can Fund Your Business

Learn how a HELOC can provide capital for your business, how home equity works, and what to consider before borrowing against your home.

A business opportunity can arrive before the cash to pay for it. Your supplier offers a discount on inventory. A larger customer needs you to start work next month. Equipment that has slowed production finally needs replacing. For business owners who also own a home, a home equity line of credit may provide another way to cover those costs.

Tree of Life Funding offers home equity financing that can be used for business reinvestment. Before applying, it helps to understand where the money comes from, how repayment works, and how the decision affects your household.

Home equity is the starting point

Home equity is the difference between your home's value and the debt secured by it. If your home is worth $500,000 and your mortgage balance is $300,000, you have approximately $200,000 in equity. That does not mean the full $200,000 is available to borrow. The lender also considers its lending limits, existing liens, and your financial qualifications.

A HELOC lets you borrow against eligible equity through a line of credit secured by your home. Using the proceeds for a business does not change that collateral. You remain responsible for the debt even if the business investment performs poorly, and failure to repay could lead to losing your home.

How a line of credit works

A traditional HELOC allows repeated borrowing during a defined draw period, up to an approved limit. Repaying principal generally restores borrowing capacity during that period, subject to the agreement. After the draw period ends, further borrowing stops and the remaining balance must be repaid under the contract.

A home equity loan generally provides a lump sum instead. A cash out refinance replaces your existing mortgage with a new mortgage. A HELOC generally adds a separate obligation, allowing you to access equity without refinancing the entire first mortgage.

Confirm the draw rules, any required initial withdrawal, and repayment schedule for your specific offer. A quoted 10 to 30 year term does not necessarily mean you can keep withdrawing funds for that entire time.

What Tree of Life Funding offers

Our HELOC program lists credit scores starting at 600, financing up to 85% loan to value, and terms from 10 to 30 years with monthly payments. The program page lists approval decisions in as little as five minutes and funding in as little as five days for eligible applicants. Checking your rate and eligibility does not affect your credit score.

These are program parameters, not a promise that every applicant will qualify or receive the maximum amount. Your property, existing mortgage debt, financial profile, documentation, and selected terms affect the offer. Two dedicated advisors guide you through the process.

Decide how the business will repay it

Start with one specific use for the money and a realistic source of repayment. Buying inventory with a documented sales history is easier to evaluate than borrowing an open-ended amount for growth. Estimate when the spending will produce cash and what you will do if that cash arrives late.

Include the new payment in your household budget as well as your business forecast. A profitable business can still experience a difficult month, and your home financing obligations continue during that slowdown.
